Pricing & Costs

Yes! If you choose our estate sale service, we offer a free clean-out after the sale. Yes - free! This includes removing all unsold items, except those you wish to keep. We will conduct a walk-through with you after the estate sale to inventory any personal property that did not sell.

Our cleaning services are only provided after an estate sale and begin at $95. Prices are determined by the square footage/number of bedrooms and bathrooms in the home.

We work on a commission only basis - you will never pay up front for our Estate Liquidation services. Our commission ranges from 25% to 45% of the gross estate sale proceeds, and is determined after a free, on-site consultation. The commission is determined after evaluating a few qualifying factors: size of the home; condition of the home; estimated preparation time; and amount of personal property to be sold.

Our Process & Legal Requirements

Certain paperwork is required by Rustic Rose Estate Co., LLC to ensure we, as a company, have the legal right to assist you. This is to protect and is in the best interest of Rustic Rose Estate Co., LLC, and you, the Client. We will require the following documents, where applicable: Death Certificate, Letters Testamentary or Letters of Administration issued by the probate court, Last Will and Testament, Power of Attorney.

The complete process typically takes 1-3 weeks from initial consultation to final fund distribution. This includes setup (3-7 days), the sale itself (2-3 days, usually Friday-Sunday), and final cleanout (1-2 days).

No, we handle everything. In fact, we recommend that family members not be present during the sale as it can be emotionally difficult. We will keep you updated throughout the process.

Estate liquidation can begin once the personal representative has been appointed by the court and has legal authority to sell assets. In Kentucky, creditors have 6 months (approximately 160 days) to file claims, but sales can occur during this period with proper authority.

Estate Sale Services

We price competitively, yet fairly, and advertise vigorously. However, it is possible that some items will not sell. In this case, we work with you to determine the best option for unsold items. With our free clean-out option, we handle everything.

Our experienced team researches each item using current market data, online platforms, and our extensive knowledge of antiques and collectibles. We price items to sell while maximizing value for the estate.

Almost everything can be sold, including furniture, collectibles, antiques, jewelry, tools, household items, clothing, books, and decorative items. We cannot yet sell firearms or the home itself.

Cleaning Services

We do not provide separate cleaning services at this time. Only after a completed estate sale do we offer our cleaning services. We hope to offer a stand alone cleaning service in the near future!

Our free cleanout service includes removing all unwanted items leftover after the Estate Sale. We then coordinate donation and disposal at our digression.

Scheduling & Timeline

We recommend contacting us at least 2-3 weeks before your desired sale date. This allows adequate time for consultation, the gathering of necessary documents, inventory, pricing, and marketing. However, we can sometimes accommodate rush requests.

Most estate sales are held Friday through Sunday to maximize attendance. We can discuss alternative schedules based on your specific needs and circumstances.

General Information

Estate sales are professionally managed events with researched pricing, organized displays, and excellent marketing/advertising. Yard sales are typically DIY events with lower prices and less organization. Estate sales generally yield 40-60% more revenue than yard sales, and bring in serious buyers, collectors, resellers, and dealers who understand the value of the items we are selling. In other words, they can appreciate a good deal, but do not expect high-value items for a fraction of the cost.

Yes, Rustic Rose Estate Co. is fully insured for your protection and peace of mind. We carry comprehensive liability insurance and are happy to provide proof of insurance upon request.
